MLS Search

MLS stands for the Multiple Listing Service. It is the place real estate agents put all the homes for sale. Traditionally real estate agents have been the gatekeepers of this information. They protect it, they guard it, they are afraid to give it away.

Web 2.0 is about to change all that.

That is one of the reasons for this blog. I want to figure out how to blow up traditional real estate with social media. I figure its going to happen so I might as well figure out how I can help to speed up the process.

I don’t have access to the all the MLS services. I only have access to the MLS in Contra Costa and Alameda Counties in Northern CA.

The coolest little feature of this MLS search is the ability to put in exactly what type of home your looking for and having an email sent to you automatically when homes that meet your search criteria come on the market. You do have to register for this service but just put in a string of zeros if you don’t want anyone to call. I know how it is. Nobody wants to talk to a salesman. Trust me, I don’t like talking to them either.

I found my own home that I’m sitting in right now by using this daily email reminder. What happened is I put a bid on this home but got outbid. The place went into escrow. I was bummed because this house was exactly what my wife and I were looking for. Well two weeks later I went to work bright and early and checked my email. The automatic email update sent me an email that said the home was back on the market. I was stunned. I went back into my sent email folder and resent the same offer I sent two weeks earlier. I then called the listing agent to find out what happened. The agent told me that the other buyer backed out and the seller just wanted to sell the damn thing. They accepted my offer in 20 minutes and here I sit.
